Older homes, older plumbing
Many homes here were built long before today's plumbing. Older galvanized steel pipe rusts from the inside, and older cast iron drains can crack and leak. A slow leak inside a wall or under a floor can go unnoticed for weeks.
When water does get loose, we find where it went with moisture readings, including inside walls and under wood floors, and dry the structure in place wherever it can be saved. If something has to come out, we show you why first.
The Olmos basin
Olmos Dam and the Olmos basin sit right between these neighborhoods and downtown. Together with the San Antonio River flood tunnel, the dam helps protect downtown from floods coming down Olmos Creek. Heavy rain still collects fast in low streets and yards around the basin, and water can come in under doors.
If water came in from outside, see flood and storm cleanup.
Wood floors and fine finishes
Wood floors cup when water sits under them; dried early and evenly, many can be saved. We set up equipment to dry wood and older materials without rushing them, and we protect what is not wet.
Drapes and rugs, cleaned with care
Larger homes often have tall windows and fine rugs. We clean drapes right where they hang, usually in 1 to 3 hours for a larger home, and clean wool and silk rugs on site or at the shop.
